Abstract
El presente Trabajo Final Integrativo busca analizar el desarrollo de conjuntos habitacionales pertenecientes a la zona de interfaz urbano-forestal y la inclusión de criterios de sostenibilidad urbana en su emplazamiento, tomando como caso de estudio a las villas Miramar y Geo Chile, pertenecientes a la comuna de Penco, Región del Biobío. Ante esta interrogante, tanto el levantamiento de información como la revisión académica pretenden contribuir al establecimiento de la capacidad actual del sector para incorporar dichos criterios, lo cual, en este caso, convertiría eventualmente a la interfaz urbano-forestal en una zona apta para albergar la expansión urbana de una comuna, considerando aspectos ambientales y sociales. Dentro de este trabajo se contempla la recopilación de información referida a la construcción original de los conjuntos habitacionales, la revisión de antecedentes demográficos y estadísticos del Instituto Nacional de Estadísticas (Censo 2017) y el Sistema de Indicadores y Estándares de Desarrollo Urbano (SIEDU), entre otras fuentes, y la realización de encuestas y entrevistas a distintos actores relevantes del territorio, para de esta forma tener una mirada integral del sector de estudio y de su potencial de sostenibilidad urbana. Los resultados permiten confirmar la hipótesis de investigación, en el sentido de la capacidad de la interfaz urbano-forestal para comprender criterios de sostenibilidad urbana dentro del ámbito habitacional, recurriendo en gran parte a acciones y elementos presentes originalmente en los loteos analizados, sin olvidar aspectos como la cooperación público-privada, la capacitación comunitaria o la integración social, entre otros.
This integrative final work seeks to analyze the development of housing complexes belonging to the Wildland/Urban Interface (WUI) and the inclusion of urban sustainability criteria in their location in base of the case study of Miramar and Geo Chile villages, belonging to the Penco commune, Biobio Region. Faced with this dilemma, the compilation of data and the literature review intend to contribute to the establishment of the existing capability of the sector to incorporate these criteria, which, in this case, would convert the WUI in a suitable area for a commune’s urban sprawl, considering environmental and social aspects. Within this work, it is contemplated the collection of data from the original construction of the housing complexes, the review of demographic and statistic data from the National Institute of Statistics (2017 Census) and the Development´s Indicators and Standards System (SIEDU), among other sources and conducting surveys and interviews to several actors of the territory, to have a comprehensive look of the study sector and their urban sustainability potential. The results allow to confirm the investigation hypothesis, in the sense of the WUI capability to integrate urban sustainability criteria within the housing area, largely resorting to actions and elements originally present in the analyzed lots, without forgetting aspects such as the public-private cooperation, community training or social integration, among others.
